Arada Reveals Bold Design for $2bn Broadbeach Dual-Skyscraper Debut

UAE-based developer Arada has wasted no time taking the covers off its $2-billion dual tower landmark entrance into the Queensland property sector. Renders of its debut—dubbed One Broadbeach—have been revealed in documents filed with the City of Gold Coast as part of a change application by the Middle Eastern property giant. The architectural overhaul of a 2019 approval ditches the previously greenlit identical 69-storey twin towers, pivoting to an asymmetrical skyline profile with a 61-storey north tower and 56-storey south tower. “The proposal introduces variation in building height and in design between the towers, enabling them to be better interpreted as separate forms,” a planning report prepared by Urban Planning Services said. Despite the tower height reductions, the residential yield has been increased to 952 apartments—up from the approved 876 units. As well, the new plans introduce a large feature cut-out in the western facade of the development’s restructured podium as a grand arrival point. The bold new vision follows Arada’s announcement last week that it had put its foot on the 7219sq m site at 2709-2723 Gold Coast Highway, opposite the Gold Coast Convention Centre. “The proposed changes introduce significant improvements in terms of urban design and pedestrian connectivity with the proposal including multiple plazas in logical locations, a significant central recess which provides the primary pedestrian entrance aligning with the pedestrian crossings from the Broadbeach North Light Rail Station,” the documents said. However, according to the application, the developer intends to use Brisbane’s famed urban laneway Fish Lane as a blueprint to transform the one-way Main Place on the site’s eastern boundary Under the Plus Studio-designed scheme, about 2500sq m of commercial, retail, and office space would wrap around the precinct’s grand central plaza, with Arada retaining ownership of these tenancies to curate a premium precinct. To keep the Gold Coast Highway service road on the site’s western boundary fully operational during construction, the basement footprint has been significantly reduced, retreating 5m from the boundary. But to offset the lost subterranean space, the shared podium has been doubled in height from four storeys to eight storeys—of which six levels along with the four compressed basement levels would provide parking for 1164 vehicles and 369 bicycles. To prevent the podium from overpowering the streetscape, a series of large-scale concrete archways of varying shapes and sizes have been integrated into the design to “fracture” its visual bulk. Delete Capping the podium on level 8, a resort-style deck—featuring a lagoon pool, lap pool, mineral plunge baths, gym, and thermal wellness spa—would act as a physical bridge between the two towers. Overall, the proposed development incorporates a total of 5235sq m of communal open space across four levels. The new plans also represent a pragmatic redesign of the tower geometries into efficient, broader plates averaging 1200 square metres “to assist in feasibility, buildability, and provide a more efficient outcome with respect to the supply of housing”. As a result, the unit mix also has undergone a significant reallocation toward two-bedroom apartments, surging from 286 to 794, while one-bedroom configurations have been slashed to 66. Of the residential component, 516 apartments on the lower levels have been designed to double as short-term visitor accommodation. The prime Broadbeach site was secured from Gold Coast-based The Potter Group in a deal struck in May. The purchase price is yet to be disclosed but according to sources, the trophy parcel was expected to fetch “north of $60 million”. Arada said it was targeting completion of the One Broadbeach project before the 2032 Olympic and Paralympic Games. The project team listed in the change application includes tier one construction company Roberts Co as the builder. Arada acquired the New South Wales arm of Roberts Co last year with a view to investing up to $100 million to expand the business into new markets.
